Owner Participation
Program: This program allows the homeowner to be the General Contractor
with our help. While using this program
saves the largest amount of money, it is the most time consuming. We provide the preferred contractor lists;
timelines and spreadsheets to try help keep you, the contractor, on budget and
time. The homeowner is responsible for
lining up the subs and making sure that they show up when expected and get the
job done on a timely basis. They also are responsible for the construction
loan, all billing, and setting up their own accounts at the lumberyard and
other suppliers.
Construction Manager
Program: This program will allow the homeowner to be in control of their
project, while giving them the freedom to pick and choose what they want to do
to build equity in the home. This
option is one that utilizes our experience in the field and contacts to line up
the jobs for the homeowner to allow for a smoother transaction and to expedite
the building process. The homeowner is
responsible for construction loan, setting up account at lumberyard and paying
the bills that the Construction manager submits. The bills will be sent to us and we will then forward them onto
you for payment, along with our services.
Turnkey Program: This is your
least time involvement program, but your input is still allowed for floor plan,
cabinets and usual and customary decisions when doing a custom home. We, the contractor will manage the entire
project with little involvement from the owner. This is the typical General Contractor arrangement for a custom
home building project. The homeowner is
only responsible for the construction loan.
Framing Package: The
component-framing package is utilized with all the above programs and is
provided by Schake Construction, Inc.
If the homeowner forgoes any of the above programs, this option is
available to enclose the home.
